Lakeview East

High-rise kitchens a block off the lake, most of them with the cabinet built tight into joinery. Condensers here work against a room that is humid in August and bone dry once the radiators come on.

Two seasons, two different call. In August the humidity comes off the lake into an apartment that is opening its doors all day, and the complaint is condensation, sweating glass and a defrost system that cannot keep up. Once the heat comes on the air goes dry, the cabinet runs easier, and what shows up instead is the sealed system that has been quietly marginal since the summer. Readings are taken under load for that reason, not at rest.

  • High-rise kitchen where the unit is built tight into joinery with barely any clearance. He explained why that was choking the condenser, cleaned it out, and set down what to check each season.

  • High-rise unit a block from the lake. The cabinet ran without pause all evening and the grille blew warm. It was a failed condenser fan, not the sealed system two other companies had already quoted me for.

    Bernadette S. · Lakeview East

  • Lake-side apartment that turns humid in summer and bone dry once the radiators come on. He explained how that swing had been loading the defrost cycle, then sorted the door heater that had quit.

A description of the behaviour — which compartment, what it reads, when it changed — is usually enough to narrow the fault to two candidates before anyone is on site.
